Approval of Earlsfield Park Masterplan

The Earlsfield Park Masterplan has been approved by Knowsley Council’s Planning Committee (Thursday 7 September).

New homes and employment

Earlsfield Park will become a prestigious employment and housing location with businesses contributing to the economic growth of Knowsley and the high quality housing will broaden the appeal of the area as a place to live.

The 23-hectare site in North Huyton is close to junction 2 of the M57 and will include around 160 new homes and a minimum of 16 hectares of employment land. The existing Lord Derby playing fields and Oak Plantation on the site will be protected and enhanced.

The Masterplan has been prepared by Ion Development and includes a state of the art “Hybrid Employment Park”, where the demand for manufacturing, research and development facilities and sub-regional logistics business space will sit alongside more traditional office and workshop spaces.

It also proposes leisure and retail uses including a petrol station, a drive-through restaurant, a pub/restaurant, a 40–60 bed hotel, pedestrian and cyclist access along with new crossing points on Knowsley Lane.

Cllr Graham Morgan, Knowsley’s Cabinet Member for Regeneration and Economic Development said:

The new homes and employment will not only contribute towards the ambitious growth plans for Knowsley, but it will also contribute towards the economic growth of the Liverpool City Region.


Earlsfield Park will become an attractive location for both businesses and families who are looking for a high quality accommodation in appealing surroundings.”


Next Steps

Before any development can take place, Knowsley Council will need to approve any individual planning applications.

Ion Development is expected to submit a planning application for the first phase of the development in early autumn.

The Supplementary Planning Document and Masterplan will ensure that any development on this site is a highly-visible demonstration of Knowsley’s ambitions for high quality design, construction and environmental standards.
